How Much Does a New Roof Cost in Utah in 2026?

Looking for a ballpark before anyone climbs on your roof? Here is how Utah pricing usually breaks down, and what moves the number.

These are published industry ranges for 2026, not a quote. Your roof's size, pitch, layers, and material decide the real number. We will put that in writing after an inspection.

Quick answer (industry ranges, not our bid)

On the 2026 Q3 Roof Cost Index for Utah, an architectural shingle roof on a roughly 2,000 sq ft single-story home (about 25 squares, medium pitch, one layer torn off, permit and dumpster included) typically lands around $11,800 to $22,400, with a midpoint near $17,100.

Per square (100 sq ft of roof surface), that Index puts architectural shingles in Utah at about $366 to $561 installed (typical near $463) before you treat tear-off, permit, and extras as line items on some calculators.

What a "square" means

Roofers price by the square: 100 square feet of roof surface. A 2,000 sq ft house is not 20 squares of roof. Pitch, eaves, and complexity usually push the roof area higher than the footprint. That is why two homes with the same floor plan can get very different bids.

Material ballparks (Utah, per square, Index 2026 Q3)

Installed cost per square on the Index. Tear-off, permit, and extras may be separate depending on how a bid is written.

  • Architectural shingles: about $366–$561 (typical ~$463)
  • 3-tab shingles: about $257–$396 (typical ~$327)
  • Standing-seam metal: about $844–$1,510 (typical ~$1,177)
  • Metal panel: about $455–$1,210 (typical ~$832)
  • Flat membrane: about $227–$649 (typical ~$438)
  • Tile / slate: much higher; ask for a material-specific bid

Metro note from the same Index: Provo–Orem–Lehi tends a bit under the state typical; Salt Lake City–Murray a bit over. Your block still wins over the metro average.

What actually drives your price

  • Roof size and waste: more squares, hips, valleys, and dormers mean more material and labor
  • Pitch and access: steeper or harder-to-reach roofs cost more to work safely
  • Tear-off and decking: removing old layers, and replacing soft or damaged sheathing
  • Material choice: architectural shingles vs metal vs tile
  • Details: skylights, chimneys, fancy flashing, ridge vent, gutters bundled in
  • Permits, disposal, and code: dumpster, city permit, ice-and-water shield where required
  • Storm / insurance path: if hail or wind damage is the reason, claim documentation can change scope (see insurance claims page)

When repair beats replacement

A full reroof is not always the right spend. Targeted repair can win when the system is otherwise healthy: a few missing shingles, a bad pipe boot, or a small leak with solid decking underneath. If age, widespread hail bruising, or repeated leaks make repair a poor value, we will show you the photos and say so straight.

Insurance and storm jobs

If you are replacing because of hail or wind, get damage documented before you authorize a full tear-off. We can inspect, photograph, and meet your adjuster when you want claim help.

Frequently asked

Is the $17K figure what Dynamic Roof charges?

No. That midpoint is a published Utah industry estimate for a sample home. Your bid will be measured on your roof.

How much is a metal roof in Utah?

Standing-seam runs much higher per square than architectural shingles on the same Index (often roughly double or more on a whole-roof basis). Ask for a metal-specific written estimate if that is the path you want.

Can I get a number without an inspection?

You can get a rough third-party ballpark here. A written Dynamic Roof estimate still needs measurements and a look at the deck, flashing, and layers.

Does insurance cover a new roof?

Sometimes for sudden storm damage, subject to your policy, deductible, and depreciation rules. We document damage; we do not promise what a carrier will pay. See the insurance claims page.
